Commercial and Industrial Building Surveys are aimed at giving potential purchasers and leaseholders a snapshot picture of the condition of premises prior to taking on obligations as owner or leaseholder.  They are conducted in the same way as domestic Building Surveys. 

If a copy of the lease is available, then the condition of the building can be highlighted by reference to the repairing obligations.  A Condition Schedule may then be the appropriate vehicle for limiting liability.

Buildings cost money to maintain.  Buildings in a poor state of repair can interrupt business activities and impose unnecessary financial burdens on occupiers.  In many cases, the costs could have been avoided or offset by taking professional advice at the appropriate time, i.e. before acquisition.

We undertake Building Surveys on a wide range of commercial property and can arrange specialist investigations such as the testing of service installations, investigation of the presence of high alumina cement, asbestos etc., where the client considers this appropriate. 

The overall picture gained from the Building Survey and associated investigations will provide an invaluable starting point for building occupiers and managers to consider future maintenance should the acquisition proceed.
