A Conservation Area is a locality or district defined by the local authority as one in which the built environment is worthy of protection by restrictions over and above those found in normal Planning legislation.
If your property is in a Conservation Area, you will need to apply for a Consent for works which would not be needed in other areas. For instance, Conservation Areas impose limitations on Permitted Development and enable the local authority to control more closely the construction and demolition of structures, the volume of extensions and the alteration of the external appearance of buildings.
In addition to the above Consents, your particular development may be involved in other statutory matters which require separate submissions to the local authority.
Such matters as the lopping or removal of trees subject to Tree Preservation Orders, interference with protected wildlife such as bats and badgers, the closure of footpaths or temporary interference with Rights of Way, etc. Taking the appropriate advice at an early stage is always advisable.
