Planned Maintenance Programmes (PMP)

Planned maintenance programmes (PMPs) set out the cyclical maintenance repair or possible improvements and renewal of elements of the building as they reach the end of their predicted life span and allow for the programming of work to comply with Statutory Requirements such as Health & Safety, Fire Risk Assessments and management (or preparation) of Asbestos Registers.

They are usually set out over a timescale of 3, 5 or 10 years.  Budget costs can be provided for the programme, usually based on the current rates and enable a cost flow analysis to be prepared which predicts the level of annual saving required to prepare for future works (such as renewal of flat roof membranes etc), or budget for cyclical maintenance, such as decorations.  They are also useful for Landlords or Tenants to have to ensure compliance with their repairing obligations.

Easton Bevins have extensive experience in the residential sector and have prepared PMPs for blocks of flats ranging from converted Georgian town houses or mansions to large purpose built modern blocks of flats.  We also have relevant experience in the education, health and commercial sectors and often deal with mixed use developments.

We are also involved in PMP implementation, assisting building managers or owners in specifying and procuring the work; we are also able to offer full site management services.
