In Brief:
Tucked away in the leafy suburb of Clifton in Bristol, the apartment block today known as Polax Apartments, has a rich architectural and cultural history.
Originally constructed in the 1700s, the building has all the hallmarks of elegant Georgian-era design. It was later extended to the rear, and after World War II, it also served as a covenent for Polish orphans.
Considerable Conservation Requirements
This beautiful resident block has been under our careful management since 2018. But when we first took the building on, it was clear from initial inspections that the exterior stonework might require maintenance to avoid it falling into disrepair.
To understand the extent of the work, our Surveyance team carried out a full exterior inspection, including the roof, and provided a detailed report. There were no ‘alarming’ findings, but as we’d suspected, it was evident the stone work needed considerable maintenance, particularly around the windows.
Clear Communication Key
When undertaking any extensive building work, clear and consistent communication with all stakeholders is vital. Polax Apartments has plenty of residents, and their lives were going to be impacted by the work. So, ensuring that they were always well informed, and heard, was important – as was ongoing dialogue with our client, the building owner.

In addition, ensuring that our trusted contractors had a highly detailed brief so they could provide an accurate quote and schedule for the work, was of course central to the project’s positive planning and progress.
A Phased Approach
Once the extent of the work was clear and the budget agreed, we opted to take a phased approach, to minimise disruption. The major work focussed on the conservation of the stonework around the windows. This was carried out in partnership with our Surveyance team. Thereafter, the remaining minor works no longer needed their expertise and were overseen solely by our Block and Estate Management team, which helped with budget control.
Minimal Disruption, Maximum Impact
Naturally, the weather in the West Country had a part to play, and there were occasional delays. But by maintaining a proactive line of communication with all parties at all times, particularly the residents, we successfully mitigated any unnecessary frustrations.
Now, we’re delighted to say that all of the work has been completed – on time and on budget – and the building is looking back to its best and ready to withstand the worst the weather can throw at it for years to come.
