In Brief:

We have been retained by a landlord for several years, providing dilapidations services for outgoing tenancies. 

The latest dilapidations instruction required us to inspect a unit in a purpose built business park and produce and serve a terminal dilapidations schedule on the outgoing tenant.

The Process:

The tenancy was an Internal Repairing and Insuring (IRI) lease, meaning the tenant is required to pay for maintenance and repair costs of the internal parts of the property, while the landlord is responsible for the exterior of the building. 

Our inspection revealed significant breaches of the lease on the part of the tenant, resulting in deterioration of internal elements which would require repair and redecoration.  We produced a claim for our client totalling just over £30,000 and the claim was served within five working days of our inspection. Following issuing the claim, we successfully negotiated a settlement within 90% of the initial cost.

Outcome:

In total, the negotiation period lasted around three weeks, and we were able to organise the remedial works to be started the day after the tenant moved out. This reduced the risk of a substantial void period for the landlord, and the property was successfully let on completion of the dilapidations remediation work.
