Remediation of combustible cladding

The Government is asking residential property developers to remediate combustible cladding on buildings over 11 metres tall, however up to 7,000 buildings have yet to apply for cladding safety funding.

If a building has cladding safety issues and remedial works are required, Government funding is available. However, Housing Minister Rushanara Ali, informed MPs in a recent Commons debate on building safety and resilience, that up to 7,000 buildings have yet to apply for cladding safety funding.

The housing minister said remediation work had started on 50% of the 4,630 residential buildings above 11 metres which are being monitored by the Ministry of Housing, Communities and Local Government and promised, “We will ensure dangerous buildings are found and dealt with. The money is there, the speed must increase.”

The housing minister also said; “those responsible for those buildings have no excuse for failing to apply and we will work with regulators to make sure they are identified.”

Anyone managing a residential, or mixed-use residential building over 11m tall with external cladding should have an up-to-date fire risk appraisal of the external walls (FRAEW) that ensures occupant safety.

If this is not the case, we would strongly advise you act promptly to commission a report and identify and mitigate potential risks. Should there be any cladding safety issues, or if the building has failed the FRAEW, it may be eligible for funding from the Building Safety Fund.
