Richard Sherwood - Associate Director - Building Surveying

Richard initially joined Easton Bevins on our graduate training scheme before progressing through the company to Associate Director responsible for our southern region.

Richard is a Chartered Building Surveyor with considerable experience, having worked on a vast range of instructions including: undertaking pre-acquisition Building Surveys, acting as Building/Adjoining Owner’s Surveyor under the Party Wall etc. Act, undertaking Fire Risk Assessments, advising landlords and tenants regarding dilapidations claims,  overseeing site works and producing schemes for Planning Permissions, Listed Building Consents and Building Regulations applications. Richard now predominantly works with the litigation department, preparing CPR Part 35 compliant Expert Witness Reports.

Before undertaking post-graduate qualifications to become a Building Surveyor, Richard qualified as an engineer and calls on this background in his day to day work during surveys and designs. He takes a particular interest in historic buildings and has completed numerous refurbishment schemes on a period properties, as well as assisting a long standing school client with winning funding for, and overseeing improvement works to, their Grade II Listed building.

Relevant Experience

Following re-training as a Building Surveyor in 2014, I quickly progressed in seniority at Easton Bevins. I began as a graduate, was elected as a member of RICS in 2017, and subsequently rose to Associate Director.

In my current role, I am involved in all core Building Surveying services, with a particular focus on the legal and regulatory disciplines. I oversee a team of surveyors and am an APC counsellor for our current graduates.

I have acted in construction disputes for contractors, householders and management companies regarding claims for allegedly defective works against their contractors and sub-contractors. I have also acted in claims relating to surveyor negligence and regarding party wall matters.

I am competent acting as a contract administrator on both residential and commercial projects. Clients have included householders, schools, retail clients and investors. This involves being aware of contractual procedure and ensuring works are undertaken in accordance with relevant standards, legislation, and contract documents.

I am retained by an estate in central London, providing contract administration services for their capital projects and undertaking pre-acquisition surveys in relation to development opportunities.

I regularly undertake pre-acquisition and defect diagnosis surveys for residential and commercial clients. This involves identification of defects and potential risks to the client’s interest. I am familiar with RICS’ Home Survey Standards.

I am retained as a Party Wall Surveyor for a number of national developers, as well as undertaking instructions from householders and commercial clients. I am competent acting as Building Owner’s Surveyor, Adjoining Owner’s Surveyor or Agreed Surveyor. This involves having extensive knowledge of the legislation and ensuring the rights of all parties are protected.

I have been involved in a large number of dilapidations claims; acting for either landlord or tenant. This has involved settling claims, paying regard to the dilapidations protocol.
