In Brief:
Our client had purchased a very large bungalow and wanted to adapt the layout and room sizes.
Their goal was to create more usable, social living spaces, as well as convert the roof space into additional bedrooms, to comfortably accommodate visits from their extended family.
Transformative design and a clever use of space
The property had a large garden, so we suggested using some of the space to extend the building. This would allow us to create a lovely, generous-sized kitchen, spacious dining room and large lounge – perfect for family gatherings.
In addition, we drew up designs for a sizeable loft conversion, with four bedrooms and two bathrooms, that could be accessed via a new staircase in the downstairs hallway.
Cost-saving planning and future-proof designs
As part of the plans, the garage is to be converted into the new, larger family kitchen, but our client also wanted to secure planning permission to extend the attic over the garage at a later date.
We initially advised that the garage foundations may need to be strengthened to carry additional weight. Then, from consulting our internal party wall surveyor and external structural engineers, we were able to develop future-proofed plans – not only saving our client money but, vitally, negating the need to remove their beautiful new kitchen in future.
The new designs will completely transform the property and deliver everything our client wanted. In addition, our recommendation to use stud walls for the bedrooms in the new loft conversion will make it easy to adapt these rooms and potentially create a separate living space upstairs if required.
All set to progress to next stage
This project demonstrates what can be achieved when the client/architect relationship works in harmony. We have made sure that we fully understand what our client wants to achieve. They have embraced our design recommendations and are very happy with the work we have done so far. Planning has been approved, and we have developed drawings for building control so we can progress to the next stage when our client is ready.
