Coventry Schedule of Condition Reports

A Schedule of Condition is a report covering the condition of a property. Typically carried out at the start of a commercial lease, it serves to limit the Tenant’s obligations or liability with regards to repairs at the end of the tenancy.

Anyone renting a commercial premises will be asked to sign a Lease, a legally binding contract made between the landlord and tenant which includes details of what the tenant is responsible for regarding decoration and maintenance of the property. A well-produced, thorough Schedule of Condition serves to protect both parties from potential disputes.

The Schedule of Condition can be appended to the client’s lease so that when the lease finishes, and the landlord is inspecting the unit, it can serve as a useful comparison, providing proof that the unit has been maintained to a pre-agreed standard.

Why you need a schedule of condition

A comprehensive Schedule of Condition report can be extremely beneficial to both commercial property tenants and landlords, providing proof as to whether a unit has been maintained to a pre-agreed standard, and protecting both parties from potential disputes.

There are four key clauses relating to property maintenance in a lease: repair, decoration, reinstatement, and compliance. Perhaps surprisingly, decoration often brings about the highest claims.

As a rough guide on a standard warehouse unit measuring 10,000 square feet, a lease dilapidations claim might be somewhere between £30,000 to £80,000, or even more. Spending £1,000 on a Schedule of Condition can help significantly reduce this, so makes a lot of sense.
