We will consult with you to understand what you are looking to achieve and can carry out a feasibility study to ensure that your ideas can be realised at a budget that suits you. If required, our architectural team will create schematic technical drawings showing building layouts and detailing materials to be used, before developing the designs and contract documents.
Alternatively, we have worked with client appointed architects and can assist with overseeing the design phase and monitoring progress through the initial RIBA stages.
At tender stage we prepare the technical specifications and pre-tender documents and send these out to selected contractors, who we ensure will be appropriate to carry out the work before inviting them to tender for the project.
Once a contractor has been chosen, we manage the final pre-contract stage by managing the drafting of contracts. As project coordinators/managers we will meet with the subcontractors prior to starting work to agree the build programme and ensure that the site is ready for construction to start.
During the construction phase we will visit the site to ensure that works are being carried out to the required standard, and in line with agreed schedules. This enables us to monitor spend and ensure that works remain within the agreed budget. Effective communication will ensure that you remain informed throughout.
Once the project has been completed, we inspect for satisfactory completion of building works and create a snagging list of any issues that might need to be addressed. This is a very important stage, and meticulous checking is necessary before signing off the work.
When the finished project meets your expectations certifications, and structural warranties will be provided, along with any financial final account preparation.
