However, in recent years, top-floor residents began reporting persistent leaks affecting both private apartments and communal areas. Initial inspections revealed the waterproofing layer was lifting, and the general condition of the roof was worsening. Despite extensive remedial repairs, the issue remained unresolved.
Seeking a long-term solution, the apartment’s block management company approached our Bristol office for specialist advice. We promptly carried out a Specific Defect Survey and identified the root cause: failure of the existing adhesive system due to sustained wind uplift, allowing water to penetrate the roof.
To address this, we collaborated with a trusted roofing specialist to develop two remediation strategies. Both proposals incorporated a warm roof system, designed to deliver a 20+ year warranty alongside enhanced soundproofing for top-floor residents.
The first option proposed a mechanically fastened system with mineral wool insulation. The second utilised an upgraded adhesive system combined with board insulation.
From analysis, it became clear that the mechanically fixed solution would require alterations to the building’s fascia to meet current building regulations, introducing additional cost, complexity and delays. On the other hand, the adhesive system offered superior waterproofing and a more efficient installation process. However, it fell short in delivering the level of soundproofing required.
Determined to achieve the best possible outcome, our in-house architects explored a hybrid approach. Their solution was to integrate the high-performance mineral wool insulation within the existing roof structure, while retaining the upgraded adhesive waterproofing system.
This approach eliminated the need for costly structural alterations, while successfully combining durability, compliance and superior acoustic comfort.
Although the client initially had reservations about returning to an adhesive-based system, we provided clear technical justification and assurance that the upgraded solution addressed the shortcomings of the original installation.
Following approval, we prepared the contracts and project schedule and works commenced on site. As works progressed, late-autumn weather impacted the programme – an inherent risk with exposed roofing projects.
Despite this, we maintained close oversight, and the project was delivered to a high standard – resolving the longstanding leaks.
The result is a durable, compliant roofing system designed to perform for decades.
