Schedule of Condition & Validation Schedule

We were instructed to prepare a Schedule of Condition for a seven-storey period office building in central London before our client’s internal fit-out works. The building’s detailed elevations and traditional construction required a careful, methodical inspection.
Our role was to create a written and photographic record of the shell, communal areas and operational validation of doors/windows, giving the client and project team a clear baseline before works began.
The report documented issues ranging from minor scratches, scuffs and blemishes to broken units, damaged finishes and missing elements, helping distinguish pre-existing defects from any later damage caused by the fit-out contractor, and protecting the client from unsubstantiated claims.
We inspected relevant shell areas, finishes, fixtures, visible building elements and the operation of windows and doors. The report combined concise written observations, defect photographs, marked-up floor plans and a clear openings validation table, all cross-referenced by area and floor for easy use by the client and project team.
The Schedule of Condition and later update gave the client a reliable record of the building’s pre-existing condition before fit-out works began. By clearly evidencing defects across the property, the report reduced uncertainty and provided a key reference point prior to our client taking possession of the site. For a building of this character and complexity, it also acted as an important risk management tool.
