Commercial Building surveys

Commercial and Industrial Building Surveys are aimed at giving potential purchasers and leaseholders a snapshot picture of the condition of premises prior to taking on obligations as owner or leaseholder.

We undertake commercial surveys on a wide range of properties including; warehouses, restaurant, high street shops, offices and more.

The overall picture gained from the Building Survey and associated investigations will provide an invaluable starting point for building occupiers and managers to consider future maintenance should the acquisition proceed.

Pre-Acquisition Surveys

Easton Bevins offers a full range of commercial property surveys and can advise on which type of survey will best meet your needs.

Schedule of Condition

Typically carried out at the start of a commercial lease, a schedule of condition covers the condition of a property and serves to limit the Tenant’s obligations or liability for repairs.

Dilapidations

We have negotiated dilapidations on properties ranging from small retail units to industrial estates, national supermarkets and office blocks.

Specific Defect Survey

If you are having specific problems within your property, or issues have been identified during a pre-acquisition survey or routine inspection, we can assist.

Reinstatement Cost Assessment

RCAs are generally made on the basis of total loss, or of such substantial damage that the building requires demolition and rebuilding.

Commercial Valuations

A commercial property valuation is carried out to determine the value of a premises that is used for business purposes.

It is different from a residential valuation and must be carried out by a RICS accredited surveyor.

RICS HomeBuyer Survey

A RICS Homebuyers report is a level 2 report and is the entry level for pre-acquisition surveys. It is a proforma style report which highlights key issues.

Major Defects Survey

A Major Defects Survey provides insight into defects, remedies, maintenance issues, timescales and an estimate of budget for repairs.

Full Building Survey

This survey covers both major and minor defects, potential maintenance issues, remedies, associated timescales, and an estimated budget for repairs.

Specific Defect Survey

Our specific defect survey covers areas such as: damp problems, roof leaks, crack diagnosis, rot identification, subsidence, thermal imagery and more.

Reinstatement Cost Assessment

Valuations

EWS1 Cladding

We are experienced in obtaining government funding for cladding works and can help block and property managers, and freeholders with their application.

FRAEW - PAS9980

A Fire Risk Appraisal of External Walls (FRAEW) to assess risk to life posed by the external walls of a property must be undertaken in accordance with PAS 9980:2022.
